Real Estate professionals are being forced to educate themselves very quickly on the process involved when negotiation a “Short Sale”. What exactly is a “Short Sale”? An owner is “Short” when more is owed on the property than the property is worth. The other piece of the equation is whether or not the current owner has to sell, because a hardship is causing their living situation to be distressed. As a result, the owner is behind or soon to be behind on mortgage payments, and in danger of foreclosure.

I strongly recommend that if you are a seller that feels a “Short Sale” is something you qualify for, you hire a CDPE (Certified Distressed Property Expert) agent. A CDPE agent will assist you with the necessary paperwork in negotiating with the “Loss Mitigation” department of your mortgage company.
