Avian Forest is a condominium complex built in 2003. Located on Pawley’s Island near Litchfield, this community of twelve buildings is just a short bicycle ride away from the Litchfield by the Sea resort. Residents of the community have access to the amenities at the resort. All of the buildings are either two or three stories offering a private setting that fits well with the beauty of Pawley’s Island. Many units come with the option of locking out a section of the condominium for rental purposes. Many residents choose to live permanently in the main section of the unit and rent out the lockout portion, at least during the season.
Amenities of Avian Forest
Residents have many amenities to enjoy. The Litchfield by the Sea offers an oceanfront beach house with outdoor showers and restrooms. There is a tennis court and the River Club pool to enjoy as well. You get to the resort amenities through a dedicated bike/golf cart path. This access makes Avian Forest one of the best values on the market in Pawley’s Island. You get all the resort amenities but pay far less than you would if you stay at the resort. You also get access to all the beauty of Pawley’s Island and the convenience of Litchfield.
Permanent residents of Pawley’s Island are few and far between. This community is one of the late bloomers along the Grand Strand. The island has strict guidelines for the types of housing allowed to keep the charm. Nearby Litchfield is on the mainland. Many consider these two communities the same place. However, there are two distinct cultures going on. On the mainland, there are plenty of opportunities for dining, entertainment, and shopping. Pawley’s Island is a quieter community that has only a few inns. When you live at Avian Forest, you have access to both.
Pricing on the Avian Forest units is quite competitive with similar units around the area. Given the Pawley’s Island address, there is a certain cache to living in this community. Each unit typically comes with four bedrooms, and three baths. Most units have the lockout option of separating one or two of the bedrooms to rent out. You can find units going for $200,000 to $250,000, typically in today’s market. Some units have upgrades that others do not. All have private garages. Many residents use those garages for storage and park out front.
